Mixed use development of factory and office buildings. Existing office building to be refurbished for employment uses (use classes B1(a), B1(b) and B(c)), new B1 employment space equating to a total of 2,921 sq.m., 189 new residential dwellings (use class C3), safeguarded area of land for education use (use class D1).

The site is located in a mixed use area close to a town centre. The buildings had been vacant for some time. The Council wanted to see the history of the site as a factory producing art materials to be reflected in the design of the new development. There was also an aspiration for the employment space on the site to be targeted towards providing space for artists.  

The proposed development successfully achieved the Council’s aspirations for a modern and high quality development with a unique character giving a sense of the history of the site.
