Bell Cornwell ProjectsEdge of Village Residential Development - Sunnymeade, Sheet, HampshireClient: Chertsey Estates Bell Cornwell assisted Chertsey Estate to achieve planning permission for a development of 6 new dwellings on the edge of Sheet village in Hampshire. Having been approached following an initial refusal from the Local Planning Authority, negotiations ensured that the follow up application addressed the 6 separate reasons for refusal and was presented to the Planning Committee with a favourable recommendation for approval. The committee refused the application due to the perceived impact of the development on the character of the area, a semi rural area with a nearby conservation area and the impact on the neighbouring properties. The complication of the site was that it was steeply sloping which exaggerated the perceived impact of the proposed development. Along with various computer generated images and by applying the British Standard guidance for assessing loss of light, the Planning Inspector was convinced that the impact of the development would not be harmful on the sensitive location, the adjacent conservation area or the neighbouring properties.s In addition to the reasons for refusal given by the Council, third parties were also vocal and their concerns had to be fully addressed. The Inspector was convinced that none of the third party concerns justified withholding planning permission.
