Change of use from office to residential through permitted development

Support and guidance on change of use from office to residential through permitted development.

Planning law is rarely static in the United Kingdom, and Bell Cornwell is committed to staying abreast of all changes that may affect our service and the success of our clients. The amendments to permitted development regulations which allow changes of use from office to residential is such an example, with our team happily advising on how to understand and proceed in a compliant and effective manner.

What do I need to know?

In October of 2015, the government announced changes to permitted development rights. Specifically, an announcement was made that the change of use from office (B1a use class) to residential (C3 use class) in accordance with permitted development rights in Class O of Part 3 of General Permitted Development Order regulations would become permanent.

This announcement formed part of the government’s push to increase housing supply across the country, allowing offices to be converted into dwellings without having to meet all the stringent requirements which go with securing a formal planning permission.

Our service keeps you safe

The ability to convert an office building to a home without requiring planning permission has sparked business interest and created opportunities across the country, but the law isn’t always clear to our clients. Bell Cornwell assists property owners and developers in this case through preparing applications for prior approval and helping them to understand the criteria which need to be addressed in order that they can benefit from the permitted development regime.
