Chiltern and South Bucks Local Plan – The Council’s Withdrawal

Further to recent article ‘The End of the Line?‘ the full Council meeting was held last night (21st October) and the Buckinghamshire unitary authority voted to withdraw the Chiltern and South Bucks Local Plan from the Examination process. This means that the contents of the Plan have no weight and that there is a policy vacuum in that part of Buckinghamshire.

The Council accept that this causes ‘short term’ pressure on housing land supply but consider that the risk of speculative development is reduced as large parts of the area is covered by the Green Belt or Chilterns Area of Outstanding Natural Beauty. These designations cannot, however, ‘rule-out’ any development.

The Council is understating the issue which is more than ‘short term’ as there will not be any allocated development sites coming forward to meet the high housing needs of the area for a number of years.  There are also wider implications of this in terms of the location of future development across other parts of Buckinghamshire and Berkshire.
