Teignbridge Local Plan Review

The first draft of the Teignbridge Local Plan Review (Issues Consultation) is out for consultation until 16th July. Teignbridge District Council is running a ‘Call for Sites’ process in parallel to the Review – requesting information on potential housing and employment sites.

The Teignbridge Local Plan was adopted in May 2014 and runs from 2013-2033. There is a legal requirement to review the Plan every five years, to ensure that the policies and proposals are up to date and reflect the changing needs of the area.

The draft Local Plan Review is fairly high level at this stage but does make a number of proposals. The headlines are:

  • It is proposed to significantly increase housing targets
  • It is proposed to provide additional opportunities for affordable housing provision, with more of an emphasis on providing a mix of affordable housing types, as per the National Planning Policy Framework review suggestions (for example starter homes and exceptions sites)
  • Changes are proposed to the settlement hierarchy, with certain villages to be given greater status as ‘Main Villages’, rather than just villages
  • Amendments are suggested, in the form of additions and removals, to defined settlement areas
  • The possibility of a new settlement is identified
  • Greater flexibility could be introduced to bring forward smaller / medium sized employment sites

The end date of the Local Plan will be extended to 2040 to bring it in line with the Greater Exeter Strategic Plan.
