Planning permission granted for residential development in The Avenues, Exmouth, East Devon. Bell Cornwell’s Exeter office has secured planning permission for the residential development of 10 apartments in The Avenues, Exmouth. The development will be delivered through the conversion and extension of a large townhouse, with ancillary features such as parking and carefully assimilated into the landscape character of the site. The Avenues has sensitive conservation area and design constraints and benefits from its own specific planning policy in the form of a Design Statement.
As part of the planning strategy for the site, the scheme proposed the sensitive conversion of the existing townhouse to meet the objectives of the Design Statement, whilst providing a contemporary linked three storey extension to the rear of property. This approach enabled the scheme to deliver 10 units of accommodation which maximised site value for the client, whilst appropriately responding to key design objectives and planning constraints. The site was also constrained by arboricultural and amenity issues from adjacent residential properties, but with a team of technical professionals, including architectural assistance from Paul Humphries Architects, the scheme was approved under delegated authority.
