West Berks Council have published a third regulation 18 version of their Local Plan Review, which will cover the period up to 2037. This includes proposed development sites as well as some policies to manage development.
A number of the sites which have been included in the Plan aren’t new – they are previous allocations which haven’t been delivered to date, including the strategic allocation at Sandleford Park, south of Newbury. A new strategic site is proposed at North East Thatcham to accommodate approximately 2,500 dwellings. If this allocation is confirmed it will result in a significant expansion of the Thatcham area and it’s likely to be unpopular locally.
The proposed ‘Garden City’ at Grazeley, which was a joint proposal with other Berkshire authorities to accommodate up to 15,000 new homes is no longer included due to concerns about the proximity of the site to the Atomic Weapons Establishment at Burghfield as well as uncertainty about the funding for infrastructure requirements.

This is a good opportunity to get involved and influence the content of the Plan before it progresses to a more final draft, which is expected next year (May 2021).
