Conversion of Two Agricultural Buildings into Five Residential Dwellings in Aylesbeare, East Devon

Our Devon team have recently secured full planning permission for the conversion of two redundant agricultural buildings to 5 self-contained residential dwellings at Barton Farm, Aylesbeare.

Bell Cornwell worked closely with the wider design team to ensure the proposals were of the highest quality and did not give rise to any adverse impacts on the site, surrounding area or local community. Careful consideration was given to the character and appearance of the area, the setting’s heritage assets, highway safety, ecology and biodiversity as well as the residential amenity space for the neighbours, all in order for the project to sit harmoniously amongst the existing properties in the village.

We were able to overcome initial concerns raised by the Council in relation to heritage and the sustainability of the location, especially with regards to the limited services and facilities in the village. We identified how this related to a specific policy within the Council’s development plan that deals with the conversion of rural buildings in the countryside, which provided further justification of the genuine sustainability credentials that the village provided. The planning application route was considered more appropriate in this instance rather than the alternative options available via permitted development.

The scheme was heard at East Devon District Council’s Planning Committee and received unanimous and complimentary support.
