Listed Building Consent Secured for a Grade II Listed Building in Wokingham

Bell Cornwell, on behalf of a private client, has successfully secured Planning Permission and Listed Building Consent from Wokingham Borough Council for replacement windows to a Grade II Listed residential property in Wokingham. The replacement of windows in Listed Buildings can be challenging, with many Councils being reluctant to accept new windows in historic buildings and properties within a Conservation Area without a sufficient planning justification and a heritage assessment being undertaken.

Working in collaboration with Sherborne Windows, JP Heritage and Imageon Designs Ltd, we put together a like for like design proposal of wooden, slimline, double glazed casement windows with dark oak staining and leaded lights to compliment the Listed Building.

The Heritage Statement prepared by JP Heritage identified that the existing windows were modern storm casement windows or to a lesser extent flush fitting casement windows associated with the 1980s conversion of the Grade II Listed barn to residential accommodation.

The Planning Statement provided by Bell Cornwell demonstrated that the existing windows were of no historical interest and did not form part of the significance of the Listed Building. The proposed replacement windows were bespoke and had been sympathetically designed to ensure an acceptable visual impact on the external appearance of the Listed Building or the wider character of the surrounding area.

The inclusion of double glazing would assist with improving the thermal efficiency of the property and would provide the public benefit of preserving the historic significance of the Listed Building.

Bell Cornwell liaised with the other consultants to ensure the necessary plans, documents and heritage information was submitted to the Council. Regular dialogue was undertaken with the Council’s Conservation Officer to ensure a successful outcome.
