Major Redevelopment of Previously Developed Land in the Surrey Green Belt – Update

In August last year Bell Cornwell reported, on behalf of their client (Octagon Developments Limited), the success of obtaining a resolution to grant Planning Permission and Listed Building Consent from Woking Borough Council. The resolution was for the redevelopment of a former MoD Site in the Surrey Green Belt at Broadoaks Park in West Byfleet. The redevelopment includes:

  • 125 market houses (115 new builds and 10 refurbished and converted from the existing Listed Buildings);
  • 54 affordable homes (a mixture of shared ownership and affordable rent);
  • 75-room purpose-built assisted living scheme for over 60s to be operated by Pegasus Life;
  • 80-bed purpose built care home to be operated by Hamberley Development;
  • A new purpose built office of approximately 9,000 sq.ft over 2 floors; and
  • Significant highway improvements and on-site landscaping.

Bell Cornwell are delighted to report that after months of negotiation on S106 contributions, the wording of a number of pre-commencement conditions and a sign off from the Secretary of State, full Planning Permission and Listed Building Consent were issued by Woking Borough Council on 6 February 2019.

Following Bell Cornwell’s successful involvement in achieving Planning Permission and Listed Building Consent on this large Green Belt site, we are now looking forward to working with Octagon Developments Limited and its partners to implement and deliver this important housing-led redevelopment.
