Bell Cornwell has successfully obtained planning permission for a development of three 2 bedroom houses within Hertsmere Borough Council’s Radlett Conservation Area. The site is currently in use as an MOT and car repair centre situated on a residential road, close to the local train station. The key issues to be overcome were ensuring an acceptable relationship with the street scene and the neighbouring properties.
On a tight site within the built-up area, it was necessary to strike a balance between the floor area of the houses, the frontage of the properties and the size of the rear gardens alongside considering whether car parking could be achieved. The result, that Bell Cornwell negotiated with the Council, was a car free scheme with attractive soft landscaped front gardens and private rear gardens. The three houses are all a good size internally and optimise the value of the site.
The development will deliver positive results as well as an enhancement to both the local community and Conservation Area.
