Project Overview

Bell Cornwell has secured outline planning permission for the construction of up to 39 dwellings at Tregoodwell, Camelford. The scheme will provide a high-quality market housing scheme in a very attractive location in North Cornwall.

This is a greenfield site on the edge of the town, and the proposals promote an outline scheme that responds appropriately to local character through the retention and enhancement of existing green infrastructure. The development will provide a new village green (which pays homage to the historic use of the site as playing fields) and makes commitments to high-quality open spaces, landscaping and ecological mitigation. The scheme has been worked up through a collaborative process, with the expert design skills of both the Bazeley Partnership (Bude) and Lavigne Lonsdale (Truro) leading on master planning issues.

We devised the planning strategy for this project which included a twin-track approach of progressing a planning application and engaging with the Town Council to try and obtain an allocation in the forthcoming Neighbourhood Plan. Through discussions with the Town Council, we were able to promote our client’s land and understand the Council’s housing aspirations. This approach allowed us to set our client apart from other competing projects that were being progressed within the town. Following this, an application was progressed taking into account the key themes that both our client and the Town Council wanted to see with this project – a well-designed, low-density housing scheme with high sustainability credentials putting high-quality open space and public realm at the heart of any development.

This collaborative approach has proved very successful for our client, as it has allowed us to secure a planning approval ahead of the site being formally adopted in the Neighbourhood Plan. Our client has also managed to obtain approval ahead of other competing landowners and developers who are looking to secure development within the town.
