Project Overview

Bell Cornwell’s Exeter team has recently helped a private client secure planning permission for a beautiful new house in a prominent location near Lyme Regis in East Devon.

The scheme, which involves the replacement of the existing 1930s era dwelling, is in a very prominent location being on an elevated site and within both the East Devon Area of Outstanding Natural Beauty and Coastal Preservation Area. The nature of the site, combined with the larger size of the proposed house, meant that considerable care was required to assess the potential impact on the wider landscape and the use of measures such as tree planting to address potential sensitivities.

Bell Cornwell helped the client and wider project team to secure early pre-application support from East Devon Council’s planning officers. The architects used considerable skill to respond to the site’s constraints and develop a very high quality design for the house. Once built, the house will undoubtedly make a positive contribution to the character of the area.

Having submitted the planning application on behalf of the client, we secured the planning permission from the Council in very short order which demonstrates the clear benefits of undertaking a thorough consideration of the issues by the team at the pre-application stage.
