Applications The site, used as a unique storage and distribution business, was located in the hamlet of Sowton on the outskirts of Exeter and in a location where residential development is usually restricted.
It was identified that planning permission and listed building consent had previously been refused for residential conversion due to their location, lack of demonstration of alternate uses being considered for the buildings, and their design.
However, we saw an opportunity to overcome these concerns and make a strong planning argument on the basis of the following:

How did we do it?
We used our extensive knowledge of the local planning context, and the council’s approach to conversion policies, to assess the potential of the site. Working closely with the client, ecologist, heritage specialist, and Hilton-Barnfield Architects, we were able to arrive at a scheme that would convert the buildings to three sensitively designed dwellings, maintain their historic character and appearance, ensure their restoration, and protect and enhance opportunities for wildlife.
We prepared a robust planning statement that demonstrated how the proposal met the relevant planning policies and criteria. We also engaged with the council’s officers and addressed their comments and queries.
The result?
This site had a number of complex issues that needed to be considered. However, we were able to show through strong planning arguments that the application was acceptable, and the application was approved through delegated powers. This will see the restoration of three important buildings within the Sowton Conservation Area.
