Bell Cornwell has successfully achieved planning permission to replace an early 20th Century house in the Highgate Conservation Area with a replacement dwelling of contemporary design.
The application followed several rounds of pre-application negotiations with the Local Planning Authority, to establish common ground on the value of the existing dwelling and to agree on an acceptable design approach for its replacement. Discussions were also held with the local residents’ society as well as the occupiers of neighbouring properties.
The core team, which included Bell Cornwell, the Architect and Heritage Consultant, was able to establish that the existing property did have some local merit, but this was primarily due to its age, rather than the building being of strong architectural or historic significance. Even so, the building was judged to make a neutral contribution to the character and appearance of the Conservation Area, and as such, its replacement needed to be suitably designed to ensure that it would not result in harm to the important local character. The presented scheme was for a contemporary design that took on many of the elements of the original Tudorbethan style house, such as the vertical beams, but with a modern architectural interpretation. The application was approved under delegated powers.
