Applications Bell Cornwell’s Exeter office has secured planning permission for the change of use of a vacant unit at Gidley’s Meadow Business Park in Christow, enabling Moorgate Veterinary Group to relocate to modern, fit-for-purpose premises. The application was submitted on behalf of FMB Projects Ltd (David Gunn), with architectural input from Host Architecture (James Gunn).
Strengthening the Planning Position of the Site
Bell Cornwell has been advising the business park’s owner for several years, including successful representations to the Dartmoor Local Plan Review. This resulted in the settlement boundary for Christow being extended to include Gidley’s Meadow Business Park — a significant change that brought the site out of “open countryside” policy restrictions and into a defined Rural Settlement.
This shift has unlocked greater flexibility for future development and investment across the park.

Enabling a Local Business to Thrive
Although a veterinary clinic is not a traditional employment use, the proposal provides local jobs while supporting a valued local business to remain in the community. Officers of the Dartmoor National Park Authority concluded that the use aligned with policies for Rural Settlements, approving the application under delegated powers.
Additional Improvements to the Business Park
In parallel, Bell Cornwell also secured permission to change the use of another vacant unit from sui generis to Use Classes E(g), B2 and B8, increasing its marketability and supporting its return to productive use.
