Project Overview

Acting on behalf of Clinton Devon Estates, Bell Cornwell has successfully secured a reserved matters approval for 33 dwellings in Merton, Devon.

Having secured outline planning permission for the scheme back in 2014, Bell Cornwell was tasked with coordinating a multi-disciplinary team to deal with the detailed design. The reserved matters application was particularly sensitive as the application site falls within a Conservation Area. It was, therefore, crucial for the scheme to create a high-quality environment with locally distinctive characteristics. The final layout includes a village green, which will act as a focal point for the development.

Alongside the reserved matters application, Bell Cornwell negotiated a deed of variation of the Section 106 Agreement, reducing the affordable housing provision by 12% from the police requirement of 30% in order to make the development viable.
