Project Overview

Bell Cornwell LLP have recently and successfully secured planning permission for a new self-storage facility for our long-standing client Lok’nStore Ltd. We entered pre application discussions with Warrington Borough Council to demolish the existing car showroom and erect a new Lok’nStore facility. The proposal provides a building with four levels of storage providing 5,450m2 of storage space and will include an ancillary reception. The site also includes 13 car parking spaces, 16 cycle spaces and associated loading bays.

The area is located within a mixed-use area including dwelling houses and set amongst two Grade II Listed Buildings, one being the former Church of St Ann. Nevertheless, we did not receive any objections from residential occupiers and after engaging in discussions and negotiations with the council regarding the heritage assets, the proposal was accepted.

The design of the building incorporates a curved fascade which fronts on to both Winwick Road and Oliver Street. The well-proportioned building is 16.0m high at its upper most point. It has a crisp modern appearance, with a materials palette based upon Lok’nStore company colours of white, tangerine and silver. A significant amount of glazing to the front curved fascade and side elevations helps create a distinctive, modern addition to this part of Warrington.
