Securing planning approvals for challenging projects throughout the South East
Karen leads Bell Cornwell’s newly established Sussex Office, which opened in June 2025. She is primarily based in Sussex but continues to work closely with colleagues in our Hampshire office, where she also plays an active role in office leadership and mentoring across the wider practice. Karen joined the firm in 2022 as a Senior Associate and is a key part of the team, bringing strategic insight and a strong track record of successful project delivery.
Expertise
Karen’s broad industry experience has equipped her with a thorough understanding of the Planning process and the commercial drivers behind development. Karen provides the full range of Planning services – from assessing development potential to representing clients at appeal – and is recognised for her clear, practical advice. She has secured Planning permissions for residential, commercial, and large-scale educational developments.
Experience
Before moving into consultancy, Karen served as Minerals & Waste lead at the South Downs National Park Authority and worked in the major projects team at Horsham District Council, where she was responsible for delivering strategically allocated sites. She began her Planning career with Brighton & Hove City Council and, since 2016 has worked in the private sector, advising on a wide range of Planning matters across multiple sectors.
Education
Karen studied Urban and Regional Planning at the University of Westminster, graduating with a master’s degree (with merit) in 2008. She also has a master’s degree from the Open University and an undergraduate degree from the University of Sussex. She has been a fully chartered member of the Royal Town Planning Institute (RTPI) since 2012.
