Project Overview

Bell Cornwell was instructed by Lok’nStore Group plc to assist in obtaining planning permission for a replacement self-storage warehouse on an adjacent site and planning permission for the residential redevelopment of their existing site in Reading.

Progressing these proposals involved dealing with a number of planning and technical issues including justifying the loss of employment from the existing site, assessing the impact of noise and air quality from the adjacent road, demonstrating an acceptable relationship with the adjacent river corridor and neighbouring residents and satisfying the PPS25 sequential test and flood risk considerations to justify the proposed development within flood zones 2 and 3.

Bell Cornwell coordinated a number of specialist consultants and worked with Paul Brookes Architects to arrive at a residential scheme that gained support from the Council’s planning officers. This was refused by the Council’s Planning Committee but was allowed at appeal following a public inquiry. The new warehouse, designed by Hamiltons Architects, was granted planning permission by the Council.
