Project Overview

Bell Cornwell have helped our clients, Trine Developments and Waterbeach Property Company, to secure planning permission for three new homes in the picturesque coastal hamlet of Treyarnon in Cornwall.

The site benefitted from a series of existing planning permissions and our proposals sought to replace this fall-back position with a more comprehensively designed development. The new scheme will provide three larger high-end and contemporary dwellings that capture the dramatic coastal views.

As is the case for much of Bell Cornwell’s coastal work, the site’s prominent location was a key consideration due to its visibility from vantage points along the South West Coast Path and being on an elevated site within the Cornwall Area of Outstanding Natural Beauty. These sensitivities meant great care had to be taken in the design and subsequent planning application to show how the houses would both sit comfortably within the landscape and deliver an overall improvement to the area’s character relative to the fallback position.

Careful consideration was given to all design elements of the scheme: the layout, orientation, roof pitch and form of each dwelling. Both soft and hard landscaping was embedded at the heart of the approach for the entire site. The use of traditional and natural materials such as local stone, slate and render was chosen to respond to and improve the character of the area whilst offering ‘betterment’ compared to the original approvals.

Importantly, the permission also maximised the development potential of the plot by providing a series of roof terraces, balconies and a large amount of glazing. The inclusion of such features within a housing scheme in an AONB setting generated additional complexity for the planning proposal, however making the most of the site’s location was critical to the client’s ambitions for the scheme and enables the designs to take full advantage of the stunning sea views, allowing future occupants greater enjoyment of their homes.
