Project Overview

Bell Cornwell has recently worked with Exeter Estates to help them secure outline planning permission for a new 33-acre strategic employment site of the edge of Exeter.

The work, which was carried out by our Exeter team, has been to secure approval for over 500,000 sq.ft. of new office, industrial and warehousing space needed to support the wider growth of the city. Once constructed, the scheme will provide a range of premises whose design will meet the requirement of modern occupiers in a location sited adjacent to the strategic highways network. It is expected that the development will deliver an additional 1,500 new jobs to the area.

The approval follows earlier phases of work on adjoining land, in which Bell Cornwell was also involved, in which permission was gained for a further 150,000 sq. ft. of new business space.

The large size of the scheme meant that it was necessary to consider a very wide range of technical and design issues and to address a range of concerns expressed by residents of nearby villages regarding potential impacts of the proposals on the area. Bell Cornwell worked with the client and Grainge Architects to develop a masterplan for the site with important input provided by other consultants including Awcock Ward Partnership as infrastructure engineers, Redbay Design on landscape matters and Green Ecology on ecological issues. Bell Cornwell also provided support to Exeter Estates in relation to wide-ranging political and community engagement, environmental impact assessment (EIA) and appeal issues.
