Project Overview

Bell Cornwell has gained full planning permission for the construction of a new industrial building, together with the change of use of the land, to allow the preparation and sale of cars from a site in Aldermaston. The site, which is located near to the Atomic Weapons Establishment (AWE), is a brownfield site, but despite several different uses over the years had in recent time become vacant. Discussions were held with the Council through the formal pre-app process, which agreed the principles of development.

Due to its close proximity to AWE the proposal presented a unique set of circumstances. The site falls within the Detailed Emergency Planning Zone where it was necessary to demonstrate that the development would not result in increased risk to human health. The main consideration being the number of new people employed or visiting the site. The site is also within the countryside, where development is often resisted. The application demonstrated that the Council’s concerns in this area could be addressed and that the proposal was acceptable in all other respects.
