Project Overview

Acting on behalf of our East Devon based client, Sidmouth Shepherds Huts, Bell Cornwell have won a planning appeal for a small shepherd’s hut scheme on the edge of Sidmouth and within the nationally important East Devon Area of Outstanding Beauty (AONB).

In considering the appeal, the Inspector agreed with our analysis that, despite technically being within the countryside, and thus in a location where such schemes should normally be refused, the proposals were in a sustainable, accessible location.  Furthermore, the careful siting and landscaping proposed would ensure that there would be no harm to the character of the AONB.

The Inspector also agreed with us that the scheme would align with East Devon District Council’s objectives of improving the quality of the area’s visitor offer and that it would generate economic benefits. These considerations helped to override the scheme’s departure from the Council’s strict policies on new visitor facilities.

As well as providing holiday accommodation, the scheme will have the added benefit of showcasing our client’s huts, which are built at the same property, to prospective customers.
