Project Overview

Bell Cornwell has gained planning consent for 2 new homes in the small village of Ashley Green in Buckinghamshire on behalf of our client Jevon Homes. The site is in the Green Belt and in a location which does not have a built up area boundary. Therefore a sensitive approach was needed in regard to the scale and detail of the development to maximise the chance of success for our client.

The proposal involves the demolition of the existing redundant commercial buildings on the site and their replacement with two 3-bed dwellings. The scheme will be a redevelopment of this previously developed land, which is how we justified the proposal using paragraph 145 (g) of the National Planning Policy Framework, paying careful attention to footprint and volume calculations. We also ensured a reduction in hardstanding and additional landscaping as part of the scheme.

We worked constructively with the Council throughout the process, which led to a set of amendments being made to the original application.  The changes were made to ensure that the development would not have a materially greater impact on the spatial or visual openness of the Green Belt than the existing development. The officer concluded that the development was appropriate and we received an approval under delegated powers.
