Project Overview

Bell Cornwell has secured amendments to an existing consent at Lakeside in Theale, near Reading, in order to help the site come forward and be delivered comprehensively for residential development.

The Lakeside site has a long history, with various extant consents. The site as a whole is now included within the settlement boundary of Theale by West Berkshire Council, and the site is partially included within the Council’s five-year Housing Land Supply.

Permission was granted at appeal in 2015 for a 325 unit scheme over the site as a whole. Permission has now been granted, via a section 73 application, to amend this scheme by replacing the proposed 70 extra care units with 50 apartments. This has reduced the overall number of dwellings to be delivered on the site to 305, resulting in a slightly lower density scheme.

As part of the section 73 application process, a commitment to increasing the amount of affordable housing to be provided on the site has also been granted with the Council, via a deed of variation to the unilateral undertaking.
